I’m a broker with NEXA Lending: one application, one credit pull, access to 300+ lenders. I’ll walk the guidelines that fit your situation.
Pre-qualification
Think estimate
- 1 · Call
Talk with a loan officer. - 2 · Application
Often light; credit may or may not be pulled. - 3 · Review call
Verbal income, assets, and debts → rough price and down payment.
Result: estimate. Useful — and easy to get wrong if income is calculated differently later.
Think estimate. Easy to start. Expensive to be wrong if you shop on it alone.
Pre-approval
Think offer-ready
- 1 · Call
Buyer consultation. - 2 · Application
Online, about 8 minutes. - 3 · Document review — the extra step
Supporting docs in; income calculated the lender way; large deposits sourced; pitfalls caught early. - 4 · Conditional pre-approval
Written letter + realistic price/down-payment range. I present your situation across 300+ lenders when it fits.
Result: written conditional letter. As solid as it gets this early for shopping and offers.
Still subject to underwriter review, appraisal, and final conditions. Not a commitment to lend. Holds unless something material changes (job loss/change, income drop, spending the down payment, or similar) — and the home must still meet property standards.
That one extra step — reviewing the documents — is what turns a conversation into a letter.
Broker framing
You’re not collecting five conflicting pre-approvals to “beat” a system. With me: one application, one credit pull, and I walk your situation through guidelines across 300+ lenders. Prefer eyes on the path first? Talk works. Ready? Apply.

FAQ
Is pre-qualification the same as pre-approval?
No. Pre-qualification is usually a conversation estimate. Pre-approval adds document review and typically a written conditional letter.
Does pre-approval guarantee I’ll get the loan?
No. It’s conditional — still subject to underwriting, appraisal, and final conditions. It’s not a commitment to lend.
Will you pull my credit more than once?
My process is built around one application and one credit pull while I work your situation across 300+ lenders. Other companies’ processes can differ.
Can I talk before I apply?
Yes. Use Talk to Michael on Calendly, or call/text (602) 694-5279.
