Modern desert home at dusk in Arizona

ITIN · non-QM specialty · not agency

What’s an ITIN mortgage

An ITIN mortgage uses your IRS Individual Taxpayer Identification Number instead of an SSN, through specialty lenders. It is not a government-backed agency loan — and it can still be the door to a home when your situation works.

Purchase, refinance, and most programs: Apply opens my Bevri application. Prefer to talk first? Use Talk to Michael. I’ll walk you through the program and the guidelines.

Who it’s for

  • Taxpayers in the U.S. with a valid ITIN, income history, and credit or strong alternative/rental history.
  • Buyers and refinancers who understand this is non-QM specialty — not FHA, VA, USDA, or conventional agency paper.
  • Realtor clients with an ITIN who should talk before touring, so we know a real program exists.

How I help

An ITIN is an IRS tax ID when you’re not eligible for an SSN. Mortgages can be underwritten to it through specialty lenders. Fewer lenders. Still a real path to ownership when it fits.

I do not give immigration or legal-status advice. I’ll walk you through the program and the guidelines that apply to your situation. Plan for meaningful down payment and pricing that differs from mainstream agency — I won’t print a percent or score floor here. If you’re buying from abroad without a U.S. tax footprint, start with foreign national.

What to expect

We’ll map ITIN/ID, taxes, income proofs, and bank statements after we know the path — not a homework pile first. Related: bank statement, first-time, more programs.

Next step

Apply or talk. Not all situations qualify — that’s honest. When it works, one application gets you into the specialty channel I can actually use.
