What these actually are
No income verification
We do not do stated-income / no-doc loans. When tax returns are the wrong lens, we use bank statements and sometimes a P&L — see the bank statement page. Deposits are underwritten. If someone promised “no docs,” that is not this desk.
Non-warrantable condo
Project eligibility — not a credit failure. Specialty and portfolio paths can still work. We’ll review the HOA packet early together.
Foreign national
Non-citizen financing via specialty lenders. More docs and cash are common. No universal down-payment percent.
ITIN
ITIN home loans via non-QM specialty — not agency Fannie, FHA, or VA. No immigration advice. Mortgage path only.
Land / lot
Vacant land is harder than a home mortgage. Purpose matters. Not FHA vacant land.
Land and lot loans · construction
Commercial
True CRE and heavier mixed-use — not a DSCR rental duplex. Some situations I educate or refer. Honestly.
Commercial · Investment · DSCR
Farm / ranch
FSA vs Farm Credit vs USDA home — different doors. We’ll sort house-on-farm vs ag operation. Do not assume every acreage parcel is USDA.
Physician / doctor
Doctor and professional programs — low or zero down often, often no PMI, contract income. Lender-specific. We’ll compare to conventional.
Bankruptcy and foreclosure
Seasoning and re-establishment rules differ by FHA, VA, conventional, and non-QM. I will not print a waiting-period chart that will be stale. Bring the dates; we map the box.
Piggyback / all-in-one
A second behind a first, or combo-account structures some lenders still offer when they fit. Not always available; not always wise. For longer amortization see the 40-year page. For IO see the interest-only page. We’ll talk it through after we understand what you’re trying to do.
Jumbo VA / high balance
High-balance is still conforming at a higher county cap. Jumbo VA is a specialty overlap when the amount and entitlement need both VA and jumbo thinking.
FHA or VA with no score on file
Thin or no traditional credit can still work on government files with nontraditional credit (rent, utilities, etc.) when the rest of the file works. Not automatic.
Churches / DACA
Specialty and fact-specific. Apply or talk to me; we will say whether a lane exists. No public promise on this list page.
Hard money and manufactured
Short-term asset-based capital and factory-built homes each have their own page when that is the actual file.
